A scan is a starting point. It gives you a fast, reasonable set of measurements, not a survey. Check the numbers against what you can see, and correct them before they go into the calculation.
Which devices can scan
Room Scan needs an iPhone or iPad with LiDAR, and the project form shows Try Room Scan on those devices. Other iPhones and all Android devices show Add Rooms, which uses a tape measure. See measuring by tape below.
Step 1: scan one room at a time
- One room per scan. Scan a room, tap Done, then tap Scan Another Room. Don't try to capture the whole home in one pass.
- Keep your distance. Stay about 5 to 10 feet from the walls and move slowly.
- Turn the lights on. Good lighting helps the scanner see.
- Only conditioned space. Every room you scan counts toward the home's floor area, including basements. Skip unfinished attics, garages and crawlspaces. An open doorway into one of those spaces can pull more of the property into the scan than you meant to, so check the result.
Step 2: if a scan fails
Scans occasionally fail, even with good technique, and the app keeps the rooms you've already finished.
- Try the room again with the lights on, moving more slowly.
- Camera permission off? The error card has an Open Settings button. Turn the camera on for the app and come back.
- Still failing? Tap Add This Room by Tape Measure on the error card when it appears, or use the Add a Room by Tape Measure row. Scanned and taped rooms can sit in the same list.
Step 3: review the rooms
The review screen lists every room. Before applying:
- Check Counted. Rooms marked Counted make up the floor area. Tap it on anything outside the heated and cooled space, such as a garage or unheated sunroom, to leave it out without losing the scan.
- Correct the numbers. Tap a room's name, floor area, ceiling height or windows to edit them. Scanned heights can vary by a few inches from room to room.
- Check the windows. If no windows were tagged, the form's window area still sets the total, but the room-by-room breakdown on the PDF will show no glass.
- Need the measurements only? Export Room Report PDF gives you the room table, outlines and openings with no load calculation. It counts as one of your PDF exports.
Step 4: apply to the project
Tap Apply to Project. When your rooms cover the house, the totals fill in the form for you to confirm. When they cover only part of it, the app asks you to choose:
- Apply Ceiling Height keeps the floor and window areas you entered on the form and uses the measured ceiling height. The right choice if you scanned just a few rooms.
- Use Scanned Rooms Only replaces the form's floor area with just the rooms in the list. That's right only if every conditioned room is in the list. Otherwise the load is figured on too small a house.
- Scan More takes you back to keep going.
Measuring by tape
On Android and on iPhones without LiDAR, tap Add Rooms, then Add the First Room. Pick a room preset to fill in a name and typical size, choose the floor, and adjust the measurements. Add Room & Add Another keeps the form open for the next one.
- Measure wall to wall, and split L-shaped rooms into two rectangles.
- Include hallways and closets. Skip garages and unfinished attics.
- Windows are estimated at about 15 square feet each. Adjust the total before applying if yours differ.
- On partial lists, the choices are Keep Form Area, Use Room Total and Add More, and they work the same as above.
Once rooms are in, version 1.37 can also split the load by room and by system.
FAQ
Why doesn't my phone show Room Scan?
Room Scan needs LiDAR, so it appears on iPhones and iPads that have it. Other devices show Add Rooms, which uses a tape measure and leads to the same room list.
Does a scanned room count toward floor area?
Yes, while it's marked Counted. Tap Counted to leave out a garage or other unconditioned space without deleting the scan.
Do I have to scan every room?
No. You can scan a few rooms and keep the floor area on the form by choosing Apply Ceiling Height. Scan every conditioned room before you choose Use Scanned Rooms Only.
Can I mix scanned and taped rooms?
Yes. Rooms added by tape appear in the same list as scanned rooms.
