Compliance. This guide discusses ACCA Manual J methodology as used by field estimators. It is not ACCA approved or certified, and it is not a stamped design or permit guarantee. Square-foot-per-ton rules are not a Manual J method.
Two questions, two grain sizes
A block load (whole-house / whole-building load) asks: How much heating and cooling does this structure need at design conditions? You treat the house as one envelope — walls, roof, windows, infiltration, people, appliances — and produce peak heating and cooling Btuh for equipment selection.
A room-by-room load asks: How much does each conditioned space need? Those room loads become the airflow targets that drive Manual D duct sizing, register selection, and balance. Equipment capacity still comes from the building total (or zone totals), but distribution math needs the rooms.
Manual J supports both. The mistake is treating them as interchangeable “the Manual J” when the job only needed one.
When a block load is enough
Use a solid block load when the decision is mostly equipment capacity:
- Like-for-like replacement on a single system with ducts that already work and no room comfort complaints.
- You need a defensible Btuh number for Manual S limits (cooling ~115% of load, heating ~140% — enforce your authority’s rules) and a heat-pump balance conversation.
- Time is short, inputs are honest, and you are not redesigning the air side.
- You are screening whether the existing tonnage was fantasy before you commit to a full redesign.
A block load still needs real climate data, honest envelope U-values / SHGC, and infiltration assumptions. “Quick” does not mean square-foot rules of thumb.
When room-by-room earns its keep
Spend the room-level work when distribution or zoning is part of the job:
- New construction or a gut where you will size every run.
- Addition, bonus room, or sunroom that never matched the original duct plan.
- Chronic hot/cold rooms, long flex runs, or returns that never got redesigned with the equipment.
- Zoning — zone equipment and dampers need zone and room loads, not just a house total.
- You are handing someone a duct schedule and need CFM targets that map to rooms.
Room-by-room without a coherent building total is also wrong: rooms should sum (with diversity / peak timing understood) to a building load you would defend for equipment.

A practical field workflow
- Collect climate and envelope once. ZIP (or postal) design temps, orientation, insulation, windows, infiltration story.
- Run a block load first if equipment is the open question. Check Manual S fit before you redraw every duct.
- Escalate to rooms when the air side is open, rooms complain, or you are writing a schedule.
- Keep inputs honest. Undercounted windows and fantasy infiltration make both grains look precise while being wrong.
- Document assumptions. Permit desks and the next tech on site need to know what you treated as one zone.
Do not publish or use “X sq ft per ton” as a Manual J substitute. Block vs room-by-room is about resolution of a proper load method — not permission to skip the envelope.
